The most important question to ask yourself is what you need out of your living arrangement and what type of area you are looking for? For example, are you looking to be next to the nightlife (which is quite exciting in Guangzhou) or are do you want proximity to scenic and peaceful parks?

There are six districts inside what is considered Guangzhou Center: Yue Xiu District, Li Wan District, Tien He, Hai Zhu, Huang Pu, Luo Gang. Each one is different and offers a variety of amenities. The Guangzhou Metro & bus system reaches each corner of these districts so you do not need to worry about getting around.

The next decision is your budget. How much do you want to spend? There is much to find in Guangzhou and many different areas to look.  As a rough guide an average 75 sq/m ‘western apartment’ should cost between 3000 – 4500 RMB, although more luxurious and modern accommodation can easily exceed 10000 RMB.

You will find the majority of expats living in Tien He, and Hai Zhu District, although the rent in these districts is higher on average. Nevertheless, that doesn’t mean that there isn’t a deal to be found. Both districts have a bubbling nightlife, international schools, international restaurants, and just about anything you could ever want. Apartment complexes in these areas tend to offer a range of amenities such as post office, grocery store, wine shop, golf club, school, and even one’s own 7-Eleven. You might never have to leave your apartment! 

Note that traffic is very heavy in Guangzhou; long commutes through bad pollution are the norm for those that choose to live in outside suburbs. Depending on traffic, commutes can be over an hour each way. On the other hand. expats living in the city centre will have to contend with pollution and noise, both of which are real deterrents to central living in Guangzhou, but will have much more access than those living outside.

Before signing a lease, here are some key questions to ask of your landlord: 

 

  1. Is there a western toilet?
  2. Is there air conditioning?
  3. Is there an elevator?
  4. Is the apartment furnished?
  5. Does the landlord have copies of ownership for you to see?
  6. Does the kitchen have hot water?
  7. Is there an enclosed shower?

Again all of these questions are dependent on your personal needs. However, they will give you an idea of what you need to be careful of.
