One must be at least 50 years of age, be able to provide a background criminal check and provide a certificate of health. Financial requirements are a bank account with THB 800,00 or US$22,400 and a monthly income of THB 65,000 or US$1820. A non-immigrant visa is required beforehand.

Can I buy property in Thailand?
Property is technically illegal for foreigners to purchase but there are a number of loopholes. It is possible to own structures on land without owning the land itself and buying individual condos is permitted. There are ways to rent land on long leases without technically owning it and an estate agent should be hired to help.

What scams should I know of and avoid?
Despite a business savvy, without being a gemmologist it is a bad idea to buy large amount of gems. This is a common scam targeting foreigners. Lesser annoyances involve being taken by a taxi driver to shops where they receive a commission. Always be careful of pickpockets.
