Accommodation in Sydney

Expatriates may wish to enlist the help of estate agents in their search for accommodation in Sydney, although it is a fairly straightforward process with so many good residential areas to choose from in and around Sydney. The final choice however for most expatriates will depend on budget, proximity to schools and location to public transport.

Most of Sydney’s residents choose to live in the south and west of the CBD where housing in the low to middle price range can be found. The western suburbs tend to be popular with families because larger properties here can be secured at good prices. The eastern suburbs around Double Bay and the foreshore of the harbour are the most exclusive and expensive in the country. A popular and picturesque suburb lying across the harbour to the north-east is Manly, where local residents working in the city will enjoy a daily ferry commute to the CBD.

An indication of residential prices within the CBD shows that you can expect to pay AUS$1,700,00 for a one-bedroom luxury apartment with a Waterfront address, or you can find a 3-bedroom unit within walking distance of Chinatown for a more affordable AUS$990,000.

Expatriates who have permanent residence and intend purchasing property in Sydney will need to familiarise themselves with the difference between freehold and leasehold purchases and note that a 4% stamp duty is payable to the government when a property purchase is made.
